@Justis - next door to me was an identical block, same side of road and they subdivided (battle-axe shape) - there is a new house now at the back, with its own septic tank and the old house is still there with the original owner slowly aging into his 100th year, his wife died a few years ago but lived long enough to get the benefit of some extra money and a new car. I think the block sold for $320 000, now some 5 or 6 years ago, maybe longer, too much has happened in my life since, I lost track.
I will ask when I next see next-door. there is an empty block in same road for sale and they want $500 000 plus, with all the same restrictions, no sewage, no town gas.
My block is approx. 2056m2 so even with my neighbour pinching a few centimeters (and he asked me: could he please fix the wire to my side of the trees as the thicket on his side was impenetrable and he's got chickens running free etc. etc . . . now he claims it's his . . . . friendly and chatty Italian, I should have known better).
Thankyou all for your advice - it is very much appreciated - shall print it all out and keep the links - and thanks Joannie for that tax advice and what to do with my loss!!! This may spur me on to do something about it, AND I could just subdivide in battle axe shape, get rid of the shed on one side (which stands empty, anyway) and keep my house. I am all excited now, but have to finish another project first, but am almost there . . . .
