Population has minimal impact on property prices. There was a research paper on this. Also proven by the fact we have had a net deficit in migration since March 2020 yet prices have escalated. Biggest influence by far is cheap debt. Average mortgage size has increased by 50% in NSW in 2 years. I guess those interest rate increases will have a big effect. it's not going to be nice.
