i'd like to see how your spreadsheet comes out at 16 g/t which is my low limit estimate of head grade (that JORC was probably erroneously based on a bulk mining concept, which will probably be corrected eventually)
also I think that your total costs is incredibly low - an underground mine extracting 40,000 tonnes p.a. is more likely to have total costs in the order of $8 million (my upper estimate)
