One of the many problems with negative gearing is it encourages people to set it up as a loss, that should never be encouraged for any so called investment, especially if the burden is carried by every other tax payer.
The difficulty with capital gains tax is, it creates a reluctance to sell or trade investment properties, but I see NG as the bigger issue that needs addressing first.
