Been a profitable couple of years having a position in VCX.
But with risk of inflation and more importantly interest rates I have exited my entire position.
There will be a time to enter again, but that time is not now in my opinion.
Major effect of interest rate rises will be the 'risk free rate of return' against which REIT assets are valued.
Maybe I am exiting too soon, but my logic is I made money and downside risk is greater than upside.
For those shareholders remaining, the good news is that their previous capital raise means that VCX debt profile is less exposed that Westfield.
