I've just got to share the following with my fellow IVRs.....

I love pretty close to this house.....I think I have my finger on the RE pulse in the area....this thing sold for $1.5M....I was gobsmacked (its a very old and avg house with a lick of paint and a cheap bathroom reno in an avg street, in a overhyped suburb). $1.5M!!!!!!!!!!!!!!!!!! Do you know what you can get for $1.5M 3-4-5 KMS further out?!?!




Young family moved in....you don't know people's background or wealth status (they could have bought it for cash - I doubt it), but generally speaking, they would have come with a 20% deposit....lets call it al cool 33% deposit (I very much doubt it) to make it a $1M mortgage.

Lets do the repayments math on ~5% IR (see below). It equals $5K a month repayments. $5K guys.

Let's get real and do it on 8% IR. $7.3k monthly repayment....lol

So much pain coming....btwm I love this quote from Bill Gurley (no idea who he is, but I'm sure he's financial swamp).
