Redmoki, I've always found it hard to negotiate with agents. (I've found it hard dealing with agents full stop.) Dealing directly with the owner is always easier. You might even ask if the agent will phone the owner and check if they get difficult - but if there's competition for the property your chances might not be good - and you might be seen as a 'difficult' person to deal with (not good).
