Risky strategy if the market keeps deflating as interest rates are slowly taken back to something close to normal. Taking on significant leverage this early in the down cycle might exacerbate the pain if the markets don't turn anytime soon. I remember the long and painful downwards run in 2008/09. It was 18 months of things going from bad to worse to even worse.
