    But how about answering my question Hongjian ? Here it is again ; Hongjian38 Just out of interest and I mean no malice in my question but what have u done to back up your thoughts about the impending property implosion ?

    We can all talk dribble about what may or maynot happen but only those who take action with their thoughts whether right or wrong reap the rewards !

    Pwinne I have looked at some regional areas , Warragul where my cousin lives , Bright cause I love it , the dandenongs [hardly regional ]but way overpriced at present as most live in fairy land . Mornington Penninsula which is also way over priced at present but more good stock is coming on the market but also selling quickly .
    The problem with outer areas is they can be difficult to sell in a down time and even in a boom time some places can be a real trap .
    For argument sake my Mother bought a block at Safety beach on the golf course for 40k yet the blocks originally were priced over 100k and they weren't in high demand at even 40k. Same blocks now priced at 280k which is over the top but it was a real battle to sell the house and move back to Melb when she eventually sold just 2 years ago .

    The new freeway access is a good selling point for the penninsula but there is generally no shortage of land down there although the costs do escalate to develop with services etc .
    Hate gippsland due to power smoke stacks and higher rate of cancers etc . Don't like goldfields much but many friends up there just love it .
    I'm still searching and making silly offers but caravans are looking good at present lol.
