becaue im buying what i know is 30% undervalud as is.
its not a hold as although the 30% gain is great, I dont see much upside to the area and can use that quick return to invest in another property.
As for father, probably used the wrong word "flawed" but hey if it worked for him great......I intend to never sell so the price or drop in price or rise in price hs no bearing on the costs to own.
