"to me the boom has just begun"

    Seriously? Really. No.

"Yous ee the average for inner city is much diff to the ave for outer suburbia"

$400k would buy you diddley squat for a family of 2 adults and 2.3 kids anywhere near 15km from Perth, let alone 40km from Perth.

It doesn't matter where the stock is, what matters will be the (projected) ability to service debt.

And from where will the battlers pull this extra liquidity to fuel "the boom"?

Looked around the money markets lately? Ain't a sea of green, that's for sure. If China does turtle, there'll be more than tradies with their necks out.

Looooooooooong term property IS a winner. So is BHP, doesn't mean it is good investment for every one now.

Aussies try not to default, too much stigma. Ask around the agents and get their feedback on how many people downs size or sell out. We like to manage our own problems rather than fall into the banks revolting hands.

Still, property is a good long term investment...
