time to own up on the property forum??, page-18

    1) I won't be accumulating the 97+ properties in the next year that will be over the next 10 years or so.
    2) I purchase properties that I can set up to pay for themselves either right from the start or within the first couple of years.
    3) I use long term fixed interest rates (15 years) so I don't have to worry about interest rates going through the roof.
    4) If property does tank like many of you believe it just means that I can accumulate more properties quicker.

    Bottom line if property goes up I win, if if it goes down I also win for my longer term strategy. Plus if inflation does go through the roof rents will be heading up further improving my balance sheet. Sure I am bullish about property long term but as I have said many times I think property will stagnate for many years rather than drop overall 40% in a short space of time.
