of course the median gets screwed up
last year it was the year of the fhb's...they bought bottom of the market.....
then we had the tall poppies selling cause of margin loans and companies kaput...at the upper end of the market
in that case the median can be higher or lower than normal

here is rye....
every suburb has its own median....note there is only 10% renters out there...bal of owners and buyers....
appears on the face of it to be rather affordable for the sea change crowd.....
