Quickly running through the numbers, the rent minus interest on loan won't even cover the 6cps dividend this FY.
And that's before management fees.
After a few years of rent review it should be fine (assuming same level of occupancy) but that's why the dividend is basically frozen for 5 years instead of growing with rent reviews.
Don't think this is a long term smart income play. Short term it will attract yield chaser lured by the 10% gross div.
