    My "take" on the situation.

    Look at it this way;

    1. What would it cost to replace the property assets owned by VPG?.
    2.What is the value for insurance on those assets that the banks require covered?.
    3. What is the value of the management rights?
    4. What is the value of the goodwill which is held as a result of building up a tennant base for VPG's properties.
    5. What is the value of trained management staff.

    The above are some of the assets of the company. The sum of these values divided by the number of shares on issue, less amounts owing to lenders, should give a base value for the share price.

    I'm happy to hold as I consider those values are sky high compared to the current SP.
