    My thoughts,

    I am not as optimistic for increase of dividend this year.

    The reason being is this is usually paid out from taxable income.
    Does taxable income include any writeups/down or closing of hedges that cost either party 0??

    This i'm unsure about.

    Due to the aussie dollar being high and the US occupancy rates being lower with lower rents then last year, our income has dropped. Not by much but it has still dropped. 8million in the half year which is small but it was also what they distributed last year.

    If taxable income only takes underlying profit into account and not 'one offs' that contribute to NTA then unfortunately due to CERs clever accounting they will probably be able to negate the rest of their earnings via depretation etc.

    I'm not expecting much of a dividend.

    I am more optimistic with valuations and my logic is this.
    I agree with your spitballing but only with Capital rates.

    6 months US Decrease fractionly. small like Around 1%
    This is for cap rates only though.

    6 Months Aus positive ++
    6 Months US positive also. This will negate any softening of cap rates.

    I am thinking valuations will increase as a result of this.
    NTA will increase again as a result of this.

    I am no accountant and would love for someone to be able to ascertain how taxable income is calculated.

    This would give us better guidance for any distribution in the near future.
