If it hasn't been said already, but the key word about using a valuation is Marketability. If there are words to suggest that there are repairs required, this may effect marketability, thus if the bank had to call on the property could they flick it in 3 months??
I think some of the banks need to put a sign up on all their branches, "No Vacancy - Please come again next year"
The banks are getting scared in their ability in securitising their loans. Genworth et al. are only buying the BEST files, and if they have a reason to say no they will.
