So not only 100% payout ratio (instead of say more conservative 90% payout for a REIT), but that guidance now means dividends have been cut.
And the effect of interest rate rises hasn't even been fully reflected yet.!!!
Given 100% payout ratio, and interest rates still on the rise, what's to stop that dividend dropping further!!!
That's why the market is dumping the shares!!!
