    Our family was once involved in DHA housing.
    Observations.
    Basically the asset you buy is overpriced and they structure it in such a way that you get the stated return.(give you your own money back)
    DHA uses its buying power to purchase land cheaply from distressed developers and screws a good deal from project builders. For 9 of the 10 years that we had a DHA house the market price (if we had sold) was below the DHA contract value. Only in the last year of the deal did the property market pick up and allow us to exit at a capital profit.

    At the end of the deal they stated that for them to continue
    the rental deal we would have to spend a substantial sum to modernise the property ie,pergolas, redo bathroom and kitchen. The costs would have absorbed any capital gain and in addition the new management fees were lifted to 20% ?

    We wouldn't do a DHA property again especially in the light of loosing the flexibility as to when you can sell.
