the Vic govnuts had the plan 'melb 2030' or similar name for a long time now, (since 2000) the whole purpose was to restrict expansion of the boundary, and instead build high rise high density, plus smaller blocks of land........

so Stockland has to abide by the govt control plan.....or their development would not be passed...
I blame the govnuts, not stockland
the vic govt gets to collect so much more on all these smaller blocks from the developers etc

and then the local councils with rates etc

there are councils across OZ that still provide the 1/4 acre and larger allottments....
the virus of one bad policy will often spread across all govt,s
and the nation....

what came first ...was it the chicken or the egg...or the govt or developers..

anyway after 10 years....very little has been allowed to proceed, to make their plans come true....
in fact progress has been stifled....
hence the dilema today
