Well here we are approaching 2 years on with this thread. In that time VAP peaked at $102, then inflation smashed it, falling more than 30% to around $70, and it has since slowly gained to $75+.
What hasn't changed is the income remains strong.
I am thinking that inflation has almost peaked and the pressure on REITs will ease. I expect nice capital gains on this ETF for the next few years coupled with the regular dividend.
My opinion......VAP is a good bet for me with a long term view. Time will tell.
