Agree, particularly on the US front. I've been in the US for work for approx 1 year and am amazed by the number of vacant commercial properties. I'm not talking one or two in out of the way towns, but in some cases the majority of a strip mall in medium-large cities (pop 50,000 to ~500,000), garages etc. I think the US commercial sector will lag the residential property, and they are calling a low on US resi between now and the next 6 months depending on location. For that reason, I won't be getting back in to Westfield or the like in the short term.
