i think you are all right re the 6 year rule as i once entertained it, but sold the houses instead.
as for buying and selling costs, yes I agree they ARE inhibitive, but it really comes down to how you want to live.
There are a lot of 1 nd 2 bedroom townhouese being sold all over AUS for 500k+ plus.. what happens when all these people have kids....
