DRE price has run largely on Mangaroon, HAS spent +10 years next door at Yangibana demonstrating all the critical economics of this type of RE project. The critical importance of a direct comp is simple logic surely?
One problem with HC, punters just assume any contrarian poster has no idea and/or only posts for Machiavellian reasons. Assumptions are dangerous. In 16 years on HC, I've seen more cults march up into some Waco style lock-in than most posters have had hot dinners. I'm happy for a good debate the status and merits of Mangaroon as things stand, but I won;t get it on HC.
i confess, when i really want to get to the bottom of a project and it's value, I poke a few bulls on HC for the motivation to go to work. When one struts around HC with an ego my size, you'd want to be right, and I hate being wrong. Don;t post on HC to make friends, though I'm happy to help out and share.
