Should prob point out @OldGeo is a crazy respected poster on here and has far more intel than yourself when it comes to what we have in the ground.
That knowledge is $$$ in the bank.
Perhaps you should stick to working at the cafe and leave the big boy decisions to those that actually understand what is going on.
