anyone buying more down here at $7.50 again, didnt think it would drop this low again considering to ran to $8.30 last time it touched this low, if its below $7.50 tomorrow im buying more, with their gearing at 26% a few more RBA rate rises wont hurt too much.
the problem will be if tenants stop renewing their leases, we are 95% leased, if that were to drop below 90% than getting financing will prove difficult as banks dont wanna lend to someone whos building is 10% vacant.
this is the problem will office in the USA, some buildings are 50% leased and 50% empty, no banks wants to refinance debt to someone whos building is only 50% leased, so they are forced to sell at rock bottom prices, has a look at VORNADO in the usa, own offices in NYC etc... stock is at 1988 lows and falling every day.
