My views on RE are probably not in line with what you want or expect (if this all falls and once the dust settles).. Housing markets take 20-30 years for recovery.

Check out BlackStone.. lots of trouble brewing with them in the US. Withholding withdrawals from investors for months and yet they say they don't have cash flow problems.

If they topple its going to create waves through that area. I wonder who will pick them up cheaply. Or maybe I know

This company could be one of the triggers to set the financial ruins rolling along. Stock markets down and all other assets values too. Liquidity dries up instantly until the mess is sorted out. Who owns all those houses if this occurs? The banks which then suffer massive liquidity issues? BlkSwnEvnt?

What I can't understand is there are no more people in the world (millions died from covid and more now with excess deaths). Why are many countries suffering a shortage of housing? I hear that the AirBnB economy is soaking up lots of potential rentals. Housing starts might have slowed down. But we haven't had an excess of population growth (unless from what I read today that Albo has let in 400,000 immigrants while we have a shortage of housing).

Maybe good for those needing to leave their tragedy, but creating a new tragedy closer to home.
