Thanks @Densy and while I don't disagree with your logic if you want to sell your house and there is limited comparative market information then you would obtain a valuation pitched at what a reasonable selling price could be asked. Thats not going to dictate what the actual sale price is but provides a basis to work from and ensure you have the best information to hand. It also ensure you dont get dudded by either a crocodile buyer or greedy and a greedy agent.

I also dont understand the negativity to obtaining a valuation. Surely now is an appropriate time and the terms of reference and scope of work would be pitched to the purpose it will be used for.

Director responsibility and fiduciary duty would surely dictate such a need.
