It's due diligence above anything. No point in buying the land only to find its not fit for purpose, whatever that is. May build a hotel or support facilities who nose but they have to know subsoil properties now before proceeding further
I don't try doing quantum projections on what may be, hurts me head.
I do like this purchase and think it can be multi purpose and not necessarily for the reasons they give at this point
