I think most SH's would agree without doubt all that is true; however, that is not underlying problem,
its the fact that all the value you mentioned, although is coming, is not coming quick enough. It's already
been put back from what should be in 2023 to 2024 and still no firm confirmation even that.
IMHO. even just a confirmed news of FID would see the SP revalued.
