There's no reason why management can't/won't pay a special dividend once they receive the cash from land sale.
JRL recently did it. They are paying a special $0.55c divi out of sale proceeds to give something back to holders who have stuck with them over the past few uncertain years (as said by the MD).
Hopefully management remember what JRL did.
