I look at a relatives land lord and he would be 83. l think the massive stress he must be under trying to squeeze a small yield. sure the property would be worth $$$ but the stress snd soon he will be dead.
then l think UMAX paying 7% yield (tax free last year was 50% sometimes only 20%) it's an etf so it's pretty safe. not a lot of capital gain or loss so not a lot of stress.
no tenants repairs problems. shares are best but be careful and don't leave a mess for the next generation to mop up
