i tend to agree with you, some steam is letting out and people are not panic buying - nothing wrong with that.

I notice that savvy investors are hunting -

i hear comments like 'i never attend the first open', 'i wont be bidding at the auction' and 'LOL this place is at least 10% overpriced'

this is at opens in the last 3 weeks..
