Your point that posters on Hot Copper are more likely to register a vote because they spend more time on Hot Copper may be what you think Lewis but it’s not a reasonable assumption upon which to generalise.

Neither is any TMT value judgment based on a 2019 costs study (of - as I understand it - only part of the deposit!)
(I understand you have not made so ‘bold’ but some have.)

Nor is any assumption of AVL value and AVL management based on what other HC posters said about AVL in past years - It’s been ‘renovated’ almost entirely in the last 12 months!
