What's interesting here is that they are making a decent profit with only 71 % of occupancy. So their BE must be quite low, which seems to match your calculation.
Regarding services, it is my understanding so far that they use services as differentiator. Listening some interviews from Alf (CEO and founder), he is saying that new comers in this industry have quite basic services.
