Average prices for a given suburb are the best indicator, however these can take a very long time to filter through.
just be careful with this too. I live in a new suburb. Basically there are no existing houses. All are being built. land is between 260k - 400k but because all the sales where vacant land we came in as one of the most afforable place in melbourne to live in because of our 'average sales price'. Which is true if you want to live in a tent!
