as we are witnessing, in melbourne, clearance rate is barely over 50 % (55% to be exact)...
...as much as 'everyone and their cousin' would just LOOOOVE to live in melbourne, they still don't want to buy ALL the properties that are offered for sale...
...only every second one !
is this NOT a problem that signals the beggining of something ?
