In 2017 the RBA rate was 1.5% and the cap rate for self storage was 7%.
In 2024 the RBA rate is 4.35% and the cap rate for self storage is apparently 5.67%.
I'd love to see the justification for why the spread which used to be 550bps should now be 130bps.
ASK aren't alone in this of course - the whole REIT industry are using cap rates that don't seem to make sense to me.
