    actually Jason, in the burbs where most new homes are built, land size may be down a little, say 600sqm vs 800-1000sqm of old

    however, the costs to develop that smaller land is GREATER than the old costs on the larger plots.

    I posted some graphs on this recently.



    Costs have gone up to develop smaller lots

    AND new houses are 100sqm larger than just 20 years ago

    that adds around $120,000-$150,000 alone for an average build.

    add to that...

    the most expensive room in the house per sq, the bathroom, always 2+ as everyone needs an ensuite now


    and add again, the cost of building materials has outpaced inflation last 10 years.



    none of it helps affordability.

    one way to save, would be to build a simple 120sqm 3 bed, one bath family home, as was the norm in the 70s/80s and which I also grew up in.

    but I understand, thats just not the "done thing" nowdays.
