They don't break down AFFO for good reason.
Incentives are so damn high there is very little actual free cash flow.
They are also paying themselves a bomb to manage these passive assets - $19m just in this half. Thats close to a 2% management fee when external REITs charge 50bps.
Controlling shareholder here is lazy.
