Don't you have stamp duty, rates, land tax, PAYG,
long term / short term rental tax, water charges electricity insurance plus GST,
Apprenticeship levies, capital gains tax- in your area?

Good luck getting some cheap rent in the future as the cascade of exiters from the property market ensues.
Maybe Albo or Adam will help out and offer 'affordable housing" for you abc your friends.
