You can do it either way but its way way easier to sell first in first off.
The other way you have to keep track of the individual parcels via chess number I think and, I believe, notify the ATO of how you are doing it.
IF you wanted to buy and sell a few regularly I'd have a second account personally.
It would be way way easier at tax time IMO.
