I actually agree and am more bullish, but tried to temper my post by sticking to the worst case scenario. As one can see, even in a "bad scenario" we are still earning market beating returns. Provided this goes ahead to nameplate.
Imagine a scenario where our 50% is entirely funded by debt/prepayment.
