Yep spot on in the short term property investments are very much hostage to interest rates and if anything the recent change in consensus view to them staying "higher for longer" will keep those companies in the doldrums for the rest of calendar 2024. I would however say that in the long term other factors come more into play such as management skill and underlying asset quality and at the moment there are opportunities to buy some good quality assets at discounted prices. BKW being an example of that sitting at an approximate 26 percent discount to it's underlying asset value. I'm not sure how much you've read into the TOT/SOL/BKW connection but that's what originally got me into that investment and it's been a great lesson in needing to do far greater due diligence on investments and not just take an investment from companies that I admire as a seal of approval.
