Your cost of $60/kg of NdPr is incorrect for monazite. Only currently USD7-8/kg for monazite concentrate as this needs significant further processing. And if a similar agreement as reached for Congo (DRC) Monazite is applied then the offtake sales agreement is FOB to a port (in the terms already) and will take another 7% per kg for the marketing.
My spreadsheet is never great. I have sold mine recently.
