How many members of your smsf are in retirement vs about to retire vs younger ones? If most are in retirement or will be by the time you plan to sell NEU then any income including capital gains will be tax free. If not then some of the gain may well be taxable. However the effective maximum tax rate is only 10% within an smsf regardless.
