I'm happy for you there - but, I think the risk is not as much flood - although I don't know the exact layout of where your property is ------
I think the risk may well be from cyclone

I think anyone would be very hopeful even with modern building to withstand something like Cat 5 without damage - Cat 4? maybe ok well prepared.

I believe the headsup for anyone at all living in cyclone or hurricane risk areas now - is to notice that these storms lately have changed -

not only have they changed in time on the calendar, they have also changed in intensity - BUT - what I do think bears close watching is that there's a big difference lately - the rapidly of intensification - and without prediction

that HAS to be noted - because many people are preparing as they have for all of their lives - looking at the situation and believing that it's just a storm or that if it's a hurricane - then, it's a pup -
this particular storm - Beryl - is now at least the second storm in months that has reared up from pup - to monster - very quickly

it's intensity has come out of nowhere ----------- that's a warning for East Coast Aussies --------------- it may not come to anything - but, it may well signal a change in the southern hemisphere as it is clearly now in the Atlantic

I work on probability.
Queensland has a coast exposed to cyclone events measuring 2000km.

The damage from a Cat 5 is spread over 50kms.
A Cat 5 crosses the coast once in 25 years.

Therefore 50/2000 = a 2.5% chance of it passing over within 25 kms of my house.
And in any year there is a 2.5/25 or 0.1%.

I can live and sleep with that.
