The trend is your friend. I shorted the aussie dollar at the start of last week, totally against trend and picked it well, so you know that is just a general statement.
The property bears are too general in their condemnation of property. Like any investment you need to consider the future of the area you are buying into. If the area is moving ahead with hospitals, shopping centres, property development in the next ten years this will value add.
The majority of Perth property appears to be way overpriced for three years now. However development in Perth is somewhat behind the eastern states. so the search for property needs to consider a lower priced area that is growing.
You can't buy anything and make money from it but if you have a ten year plan that takes into account future value adding infrastructure changes, I'm sure a good property investment can be found.
