I gather that you are from a country area ? I had in mind a city situation. I at one stage lived in an area which was totally different in character to the next suburb
Mine was a quality, but slightly yuppie area the other suburb was quality but big and brash Prices hardly moved in my area but the other suburb was always very volatile.
As a long time resident there I was aware of this but someone coming into the area probably would not have been and may have thought the same figures applied to both areas.
I am a gentle bear at the moment because I have seen it happen before when some homes in some Melbourne suburbs dropped over 70%
The overall figures do not show this but specific figures do.
My mantra is DYOR and if it happened before it can happen again
