The problem is the 56% of clearance reported by APM still doesn't tell us all the results that have not been received. A 40'ish clearance is looking all the more real.
Wow, this is CRASH territory.
Of more dire and worrisome is the exponentially increase in houses put up for private sales. I think auction results are becoming meaningless (even if they weren't fudged like those from the fudge factory calling 60%).
The % of house that are rotting in the private sale category is anyone's guess.
